Terms and Conditions
Our mission is to provide transparency and peace of mind when we protect your money and sanity, so our Terms & Conditions don't hide anything you wouldn't expect. We think they're fair and think you will too.
  • Property Check operates a strict good attitude policy. We believe that attitude's contagious so you should have one worth catching - which is why we're positive in everything we do and why we'll move mountains for you in order to protect your money and sanity. We've been in the UAE a long time and it can be stressful, buying property certainly is, but we're by your side every step of the way. So share our outlook, smile, roll with the punches - especially when instances occur outside all of our control - and we promise everything will turn out fantastically well.

  • How you adhere to the above policy entirely dictates how we’ll enforce the ones below.

  • We get that life happens and plans may change which is why we offer a straightforward free cancellation when we are notified with more than 24 hours from the inspection date and time. Property Check charges your card when your booking time (e.g. 9am) begins and same day cancellations will be charged in full.

  • It's your responsibility to provide access to a property on the day and time that you’ve booked your Property Check. Your presence isn’t mandatory but your co-operation regarding access is.

  • If we arrive at the property at the inspection date and time but are denied access your card will be charged in full. We don’t ever want this to happen, it’s your responsibility to make sure it doesn’t.

  • Delays from access issues or address errors through no fault of Property Check can lead to incomplete or unfinished Property Report Cards. Please make life easy for us - we want as much time inside the property as possible and your card will be charged the full inspection fee when we start late through no fault of our own. We don’t ever want this to happen, it’s your responsibility to make sure it doesn’t.

  • Our team will remain on site until the inspection is complete or the time allocation has been reached (4 hours). If the property is not ready or the developer, broker, site engineer, seller etc removes us against our will, this is beyond our control and your card will be charged in full. It’s your responsibility to make sure everything is agreed with the other party regarding our attendance, so please help us out on this front.

  • We may be the best in the business, but we cannot predict the future. Property Check cannot be responsible for any incidents or occurrences that take place after the date of the inspection. We’ll document absolutely everything we find, good and bad, and collate it for you to make decisions based on the findings.

  • It is the responsibility of the client/agent to ensure DEWA is connected before an inspection is carried out. If DEWA is not connected we’ll still carry out the inspection but certain areas such as electrics, A/C and plumbing may be compromised. The inspection will be carried out across all areas to the best of what can be observed under these circumstances.

  • Property Check follows a ‘look but don’t touch’ policy. We make observations as we move around a property including going into the ceiling, opening cupboards, turning on components, but we do not move furniture or objects to get to obstructed areas.

  • The judgement of the inspector is not contractually binding for work or maintenance to be carried out.

  • The inspection of the services is to visible areas only. Observations cannot be given in areas that are covered, concealed or not otherwise readily visible.

  • Our standard Property Check is not a full invasive report. That means that some areas such as pipework below your flooring or the structural integrity of the property is unable to be checked without exposure. This type of survey is available but must be made at special request with Property Check, outside of the regular booking system.

  • Property Check accepts no liability for any damage to the property during or after the completion of the inspection.

  • Property Check accepts no liability for any third-party that performs work to any of the areas examined in the inspection.

  • The standard costs of a Property Check and Property Report Card service covers a full interior property inspection and delivery of a digital and PDF Property Check Report Card using the Property Check system. Any requirements to upload the report or photos to a different system will be charged accordingly.

  • Property Check takes no responsibility for the delivery of any recommended third party repair work. We offer third party ’solution partners’ for being the best in their respective fields.

  • The standard Property Check booking slot lasts up to 4 hours, unless your property has more than 5 bedrooms. We’ll go above this if needs be, but it’s at our discretion.

  • Attending your Property Check inspection at the booked property is not mandatory but you're more than welcome to join. Property Check takes no responsibility nor liability for any injuries, lost/damaged personal items or any related personal costs/expenses that occur before, during or after the inspection as a result of your attendance. Your attendance is entirely at your own risk.

  • Property Check is not responsible for any damage to the property that may occur as a result of the inspection. This responsibility lies solely with the individual who books the inspection.

  • We use property maintenance data from inspections to improve our service. By agreeing to the terms and conditions when booking, you agree to allow us to use this property maintenance data without duristiction.
